Preparing you and your property for
the sale
- Prepare
detailed professional comparative market analysis (cma) to provide you with
the information you need to determine your home's market value and to select
the best list price which will bring you top dollar in today's
market.
- Inspect your
property and make suggestions to maximize its potential. In conjunction
with the CMA, this will enable us to best determine market value and
marketability.
- Inspect
competing homes during the entire listing period. Helps me in preparation
of your CMA, keeps you informed on the competition and prepares me in dealing
with interested buyers.
- Explain the
entire selling process - sales contract, closing costs, appraisals, loans,
termite and home inspections, radon and lead-based paint inspections,
settlement. You will receive a copy of my Home Sellers' Manual, which goes into
depth on the entire process.
- Prepare net
sheet that estimates the profit minus your expenses from the sale of your
home
Marketing Your
Home
- Prepare
multiple listing service (MLS) copy and enter it into the Metropolitan
Regional Information System (MRIS) to reach up to 30,000 REALTORS in Maryland,
Washington, DC and Virginia.
- Take digital
camera pictures of major features of your home for use in fact sheets,
flyers, postcards, print ads and the Internet.
- Order a Re/max
sign post. This will help ensure maximum exposure to the market. NAR
statistics suggest that upwards of 70% of all calls to real estate offices come
from potential buyers driving through a neighborhood and seeing the RE/MAX sign
post. RE/MAX is the most recognized and trusted name among
buyers.
- Determine
target-markets for your home. The most likely locations potential buyers
can be found.
- Prepare "for
sale" postcards and flyers to be sent to advertise your property to
target-marketed potential buyers, neighbors (a primary source of buyers),
agents and related professionals.
- Prepare fact
sheets and brochure box flyers (along with copies of all required
Disclosure forms about the property) to inform and excite buyers who see it.

- Prepare
advertising copy for appropriate print media to expose your property to the
marketplace. The following are the print media I use to market homes. The
specific ones used will vary. I will choose the most effective vehicles for
your property.

- Networking with
other agents to constantly keep your property on the mind of agents when
they work with their buyers. I will call agents, and send flyers and postcards
to their offices and brokers. Exposure is critical! (See My Home Sellers
Manual).
- Continually
follow up phone calls to agents who have shown your property. Obtain
feedback and constructive criticism from buyers and agents.
- Qualify all
Buyers I bring you. Request that Agents have their Buyers get loan
commitment prior to making an offer. This will guarantee that the contract will
not fall through due to the Buyer's inability to qualify for his loan.
- Present all
contract offers. We will examine all the terms to determine what works best
for you.
Taking Your
Contract To Settlement
- Schedule all
inspections, such as home, radon, termite, etc., at a convenient time for
you.
- Stay in contact
with the lender, to assure he is doing his job in a timely
fashion.
- Oversee the
progress of all contingencies and inspections, making sure they are removed
in a timely fashion and in compliance with the contract.
- Follow up
with the selling agent, lender, attorney, inspectors, etc.
- Keep you
informed of progress during the various steps towards settlement.
- Meet the
appraiser to ensure that he has all the necessary information to justify
the full sales price.
- Provide any
information lender, attorney and inspectors may
require.
- Attend
settlement with you (or on your behalf) to ensure the accuracy of the HUD-1
settlement sheet and that it reflects the agreed-upon terms of the contract.
